JOB TITLE – Building Automation GENERAL SUMMARY OF DUTIES – Uses knowledge of pneumatic and electrical/electronic controls to perform skilled work installing, altering, calibrating, programming, repairing, maintaining, and designing HVAC control systems, building automation control systems, and energy management control systems to ensure safe and correct environmental and ecological conditions in all buildings. SUPERVISOR – Controls Building Automation Manager SUPERVISES – N/A DUTIES INCLUDE BUT ARE NOT LIMITED TO · Provide field programming, startup of controls, and interface with the service department to repair and modify HVAC controls. · Coordinate the installation by subcontractors and assist in the installation of wire and other devices as necessary. · Responsible for control service contracts sold and contracted by the service department (from visual inspections to database modifications and maintenance). · Installs and modifies HVAC systems, performs corrective and preventive maintenance on HVAC systems. · Responds to HVAC systems complaints by inspecting the work site to assess the job requirements. · Renovates and upgrades HVAC systems and control systems to accommodate new technology and/or energy conservation. · Compiles information for job estimates, keeps accurate record of tests, inspections, repairs, and equipment replacement. · Perform other duties as assigned KNOWLEDGE, SKILLS, & ABILITIES: · Communication – communicates clearly and concisely · Knowledge and Skills - Comprehensive understanding of building systems and capable of diagnosing mechanical systems and controls interaction. - Capable of assisting in the design and layout of controls systems that may be required for retrofit. - Capable of developing and maintaining customer relationships and working closely with customers to maintain and manage the databases of the Building Automation Systems. -Ability to program and troubleshoot Johnson Controls DDC systems, Alerton DDC systems, and Trane DDC systems. -Knowledge of Basic based programming language. -Ability to create and modify graphics necessary for Building Automaton Systems. -Ability to create and troubleshoot small Ethernet Networks. -Ability to connect to Building Automation Systems via the Internet, modems, and other communication formats. -Understanding building piping and pumping systems. -Understanding building air movement systems. -Understanding building electrical and low voltage systems. · Customer orientation – establishes and maintains long-term customer relationships, building trust and respect by consistently meeting and exceeding expectations · Interpersonal skills – able to work effectively with other employees, supervisors, and external parties · Policies & Procedures – demonstrates knowledge and understanding of organizational policies, procedures and systems · PC skills – demonstrates proficiency in Microsoft Office applications, Visio, and other common software applications. · Basic skills – able to perform basic mathematical calculations, balance and reconcile figures, punctuate properly, spell correctly and transcribe accurately EDUCATION · Associate’s Degree or equivalent from a Technical/Trade School with a certificate in heating, ventilation, and air conditioning, and five years related experience; or seven years related experience; or equivalent combination of education and experience.
