DEFINITION: Performs technical reviews of construction plans, and performs technical inspections for residential, commercial and industrial buildings within the County of Missoula jurisdictional area to ensure compliance with approved plans and building codes. This position requires a Commercial Combination certificate and significant Plans Examination experience.
REPRESENTATIVE EXAMPLES OF WORK: (The following are intended to illustrate typical duties. They are not meant to be all inclusive nor restrictive.) ESSENTIAL FUNCTIONS: Reads and interprets building plans. Reviews commercial, industrial and residential construction plans for conformance with building codes. Performs building inspections to ensure adherence to plans, and compliance with all plumbing, mechanical and electrical building codes for residential, commercial and industrial buildings. May perform building inspection in specialty areas for any construction in the jurisdiction area. Investigates complaints of building code violations; writes correction notices and orders, and explains corrective measures needed. May be required to testify in court regarding code violations.
Keeps inspection and activity logs. Prepares and updates County and other records related to building inspection. Responds to questions raised by other County agencies and the public on building code requirements and construction methods. OTHER DUTIES: Performs related work as required or directed.
PHYSICAL/ENVIRONMENTAL DEMANDS: Work may be performed in an office environment but involves a significant amount of time in the field. Duties require access to project sites where hazardous conditions may be encountered, including exposure to loud noise, moving equipment, high traffic, excavations and inclement weather. Requires the ability to use ladders and access crawl spaces to perform inspections
MINIMUM QUALIFICATION REQUIREMENTS: Bachelor’s degree in engineering or architecture is desired. Requires certification by the International Code Council (ICC), as a Plans Examiner: and certification as Commercial Combination Inspector. Requires four (4) years of building construction experience (journey level); and two (2) years of Commercial Combination building inspector experience; and two (2) years of plans examination experience. A combination of education, training and experience determined by the Building Official as equal to the required education and experience will be considered. Experience in commercial electrical inspection is preferred.
