Project Manager /Architect / Engineer J2 Building Consultants, Inc., is a building envelope consultant, water proofing designer, and construction manager in the construction defect consulting industry. We are seeking qualified multi-talented project managers with a minimum of 5 years hands-on construction and construction management experience in the residential or commercial market. This position will be based in our Honolulu office and will report to the Construction Management and Design Department Managers in our Washington office. Applicants must demonstrate excellent computer and report-writing skills and must be equally capable of working at a desk or carrying out field inspections. Applicants must be self-motivated, possess a customer service attitude, and leadership experience is a plus. Applicants are preferred who have a degree or formal training in Architecture, Engineering, Construction Management, or Building Sciences. We will also consider demonstrated experience functioning in this position. The required work entails inspection/evaluation of building envelopes, construction defects, waterproofing details, and construction management of the necessary repairs: • Visual inspection and physical investigation of residential and commercial building envelopes. This may involve ladders, manlifts, scaffoldings, roof and crawlspace access. • Coordinate site inspections with building occupants, sub-consultants, contractors, and other related professionals. • Assess and document (comprehensive field notes and photographs) of observed conditions. • Draft summary report of observations and findings, including recommendations for appropriate corrective actions. • Assist with development of a Scope of Repair. • Solicit and facilitate bidding by qualified contractors of the approved Scope of Repair. • Evaluate the received bids for responsiveness and make recommendations to the client. • Monitor the delivery and acceptance of construction contract documents. • Coordinate and conduct pre-construction conferences. • Carry out periodic inspections and documentation of the ongoing work. • Issue construction field directives for out-of-scope work, unforeseen conditions or to clarify the project design and specifications. • Participate in project meetings. • Communicate with clients and other design, insurance, surety, and legal professionals. • Review and evaluate change order proposals and contractor’s pay applications. • Carry out ‘punch’ and ‘final’ inspections. • Produce appropriate close-out documentation for delivery to client. • Participate in the resolution of building defect claims in mediated negotiations or judicial forums. • Preparation and presentation of spreadsheets, graphical charts, reports and other written documents. • Mandatory computer skills and knowledge of basic MS Office products and usage of Outlook for scheduling.
