Schedule will be 40 hrs/wk with some weekend work required. Hours may vary depending on need. Must be flexible. This position will report directly to the local area manager. Professional dress and appearance are a MUST. Upbeat and Bubbly personality is also a MUST. Personal vehicle with liability insurance is required as this position will require some offsite travel to bank, court, and marketing sites. Job Description: • Responsible for proposing creative ideas to market the property, working closely with the area manager and president. • Responsible for the planning, preparation, and implementation of lease up events, renewal parties, property events, and competitions as approved by the area manager. • Shop competition as needed. • Work with area manager to establish marketing campaigns for renewals and new leasing efforts. • Prepare reports documenting occupancy rates and rental traffic. • Collect rent and other fee payments and make bank deposits. Complete daily traffic report. • Establish implementation and follow up of marketing programs. Track progress of marketing efforts for future budgeting needs. • Monitor lease up progress focusing on areas needing additional support. • Assist with the development and implementation of Resident Programs. • Order, review and monitor Shopping Reports of leasing personnel. • Maintain accurate records. • Perform additional duties and tasks as assigned by a supervisor. • Greet prospective residents. Show models, market ready units and common areas. Explain lease terms and answer questions. • Log all rental traffic to include guest cards and phone calls. • Complete follow-up of all rental inquiries. • Prepare lease packages. • Conduct resident surveys as directed by the area manager. • Assist prospective residents with completion of application. • File eviction paperwork for delinquent tenants. • Participate in property inspections, quarterly, move-in and move-out. • Negotiate lease renewals with current residents when possible. • Aid residents with the move-out process. Work with maintenance staff to get unit ready for re-rent. • Write up and file service requests from residents upon receipt. • Address complaints and resolve issues in a timely and professional fashion. • Provide professional, courteous resident relations. • Contribute to the general upkeep and cleaning of office, common areas and model. • Perform various administrative tasks as needed. Education and Work Experience: High degree of proficiency in Word, Excel, PowerPoint, and design programs. Excellent communication, customer service and organizational skills necessary. Strong arithmetic skills. Prior Apartment Leasing experience is PREFERRED. Please respond via email only. Telephone calls will not be accepted.
