We are seeking a housemate for our Maple Leaf house. Currently, there are two males, one gay, one straight. The two of us have different schedules, pretty much do our own things, and are both gone a fair amount of the time so the house is usually pretty quiet. There is a lot of natural sunlight and huge sunny picture windows in the living room. We keep the common areas clean, are respectful of each other's personal space (there are key locks on all the bedroom doors, so you can secure your room if desired). Neither of us cook much, but there is a large eat-in kitchen, so if you like to cook, there's plenty of space. My current housemate smokes but only outside on the porch or deck, never inside. There are three small dogs here, plus 2 school age kids, every other week (shared custody). Me (the owner) and my kids occupy the downstairs/basement. You and two other housemates would share the main floor. ABOUT THE ROOM The room is on the main floor. Rent is $550, including ALL UTILITIES (water/sewer/garbage, electricity, gas, cable, phone, and wireless internet). It's average sized (10' x 11'), has two windows (one overlooking a large fenced back yard), a small closet, and there is cable TV in the room. It's large enough for a queen-sized bed, desk, and dresser. ABOUT THE COMMON AREAS There is a large fully-fenced back yard. Common areas include furnished living room with cable tv, desk with house PC (WIFI-equipped), formal dining area, large eat-in kitchen with all appliances, deck off kitchen for summer BBQs, laundry room with high efficiency Maytag Neptune W/D (no coins!!!). There is lots of extra storage space downstairs, in the attic, and out in the 2 car detached garage. We would like common areas kept clean, but how you keep your personal space is up to you. We try to be respectful of noise levels, and despite there being dogs and part-time kids, it’s generally a pretty quiet house. We would like only one person to a room, however if you have an occasional overnight guest, that’s not a problem. I'd prefer a non-smoker, but if you do smoke, you’d need to do it on the front porch or back deck. The occasional glass of wine or beer is partaken. We eat meat, but are not opposed to living with vegetarians as long as they are not opposed to living with us. There is plenty of gardening space, by the way, so if you wanted to grow vegetables, by all means, please do. We are open-minded, try to live drama-free, and are accepting of all colors and sexual orientations, without any judgments. You should also be accepting, or else we’re probably not going to be a good fit. MOVE-IN COSTS To move in you’d need to provide first and last months’ rent ($1100). There is no security deposit required. The lease can be month-to-month, unless you prefer to lock in a 6 month lease. Please be able to provide some previous rental history and/or employment history that is verifiable. The room is available as of July 1st. If need be, you can split the last month’s rent into 2 installments in order to keep your move-in costs low.
